Floor Paint
69Do you have a floor that you would like to paint? If so you have found the right place to learn about floor paints. This page is dedicated to helping you decide on the type of paint you need to cover a specific flooring material. These skills are important when looking for property management jobs and for property maintenance.
Concrete Floors
Many of us have a garage floor that we want to paint or even a concrete basement floor. Is there an actual way to paint these floors and have the paint acutally stay on without peeling off? Absolutely there is.
What most people don't realize is that when you paint a concrete floor, you don't buy the same kind of paint you would use on a wall. Concrete floor painting is more of just a coating using an epoxy base coat.
There are 4 main steps to coat a cement floor and make it look really good.
- Prepare the concrete surface - Apply an acid wash to the concrete with a push broom. The acid wash will open the pores of the substrate and well as remove oil and other stains. If an acid wash is done right, it should feel like sandpaper when done.
- Apply coating- Get a paint roller and start rolling the mixture of the basecoat epoxy. Start in the furthest corner of the room and roll the entire floor keeping the layer of coating very even.
- Color Chips - No body likes a boring cement floor. Make it pop with some color chips. Simply grab some color chips and throw them upwards so they can naturally float down and land on the surface naturally. Use the pinching method to avoid clumping which will give your floor a very nice dispersed look.
- Topcoat- Once you have the desired look of your color chips, wait 24 hours from the initial application of the base coat to let the base coat efficiently cure. Mix both parts of the topcoat together and roll the coat evenly across the entire surface of the floor. The top coat may look milky white but it will dry clear. Wait 36 hours to let the topcoat properly cure before allowing traffic on the floor.
Wood Floors
Painting wood floors can be as simple or as complex as you want it to be. If you don't want a shiny finish, but just want the floor painted follow these steps.
- Sanding - Rent a power sander and sand down your wood floors very quickly. If you have small painting areas, just use a hand sander.
- Dust Removal - Use a dry cloth to wipe away most of the dust. After doing this, mop your wood floor at least twice to make sure all dust is removed.
- Paint - Exterior paint is the best type of paint to use as it is durable and easy to mop. Use a roller and put primer down first before you roll on the paint.
If you want a shiny finish, simply apply a lacquer coating to the top of the floor and let it cure for 24-48 hours before allowing traffic onto the floor.
